Below I’ve outlined the basics and how I will assist you, but I also want to make sure you’re aware of the intangibles I’ll bring to you and your family. This process can be complex and very stressful. I will be willing to listen to your frustrations, questions, and concerns. I will be a guiding hand with a calm, steady demeanor communicating consistently and leading you to solutions. I’m here for you as your agent. Don’t do it alone.
As a member of the Coldwell Banker Collins-Maury family, I have access to and take advantage of the best training available in the market. You will have nothing but the best when working with me.
Although they may still arise, understanding the entire process will mitigate surprises and frustrations. I’ve broken the process into several stages to make it clearer to focus but we will always review everything so you understand the entire path of where we are headed.
Initial Consultation
- Learning your needs and preferences; asking questions; listening to you
- Assisting you with getting to a lender and receiving your pre-approval
- Giving you an overview of market conditions and what to expect as we begin looking
- Executing the Buyers Representative Agreement
Property Search
- Using search parameters discussed in consult, set up filters to search for homes on the market
- Discussing and analyzing what results show up from search
- Amending search as desired
- Continuing to review off-market possibilities and options that may fall just out of search parameters so you are aware of your choices
- Helping you target priorities allowing for efficient use of time in touring homes
Home Tours
- Scheduling tours that meet your availability and work for the sellers
- Coordinating efficient tour plan if looking at multiple homes on the same day
- Offering professional insight and opinion on home condition and appearance
- Keeping the process enjoyable and focused
Market Analysis/Financial Assessment
- Examining competitive homes (CMA) and guiding you through what I’m seeing relative to the home/homes of interest
- Analyzing price point, condition, seller requirements, etc compared to other recently sold and active on market homes
- Assisting with underwriting homes and small multi-family properties to help with best opportunities for investors
Offer and Negotiation
- Helping you craft a competitive offer that goes beyond just price, but includes seller concessions, closing time, type of offer (cash/loan), inspections, appraisal, move in date, other desires.
- Reviewing all the documents to sign, so you fully understand the entire transaction.
- Negotiating the terms with seller to reach a successfully accepted contract in coordination with you
- Assisting with HOA rules and regulations review, FEMA flood zone reports, and other areas as required
- Finalizing signatures and documents to put home under contract for you
Inspections and Repairs
- Scheduling inspections to meet deadline in Purchase and Sale Agreement
- Reviewing inspection reports with you and developing a Repair Proposal
- Negotiating repairs to be completed by seller prior to closing
- Discussing and coordinating execution of actual Repair Amendment outlining what seller will repair or replace
- Arranging walk through prior to closing to review and sign off on the repair work
Transaction Management
- Overseeing all paperwork involved in the transaction
- Ensuring you have a clear understanding of the documents involved leading up to Closing
- Coordinating with listing agent, lender, title/closing attorney, and other parties to lead a smooth, stress-free Closing
Closing Process
- Facilitating the process with all parties to ensure Closing occurs successfully for you
- Arranging final property walkthrough
- Attending Closing with you to ensure all goes smoothly and assisting with solutions if an issue arises
- Coordinating with you to cover the list of move in items (utility cut on, address change, internet decision, etc.)

I remain available to you going forward for questions, home improvement and maintenance resources, ongoing real estate market discussion and assessment, and of course a coffee, lunch or dinner!
